Building permit / building application
Source: BUS Rheinland-PfalzThe construction, modification, change of use and demolition of structural installations (e.g. buildings) require planning permission. However, this only applies if the Rhineland-Palatinate state building regulations do not stipulate otherwise, such as in the catalog of projects that do not require a building permit, in the exemption procedure and projects that are not subject to building supervision.
A building permit must be granted if the project does not conflict with any building or other public law regulations. The application for a building permit (building application) must be submitted to the municipal administration or the association municipal administration.
Which building documents must be submitted with the building application is determined in particular by the state ordinance on building documents and the building inspection. The building application and the building documents must be signed by the client and the author of the design, who is authorized to submit building designs for building applications.
The building permit is valid for four years. This period can be extended upon application. The application must be received before the deadline expires.
The following building application documents must always be signed by you and your planner and submitted to us in the original. A building application consists of the following documents:
- Building application form (3 copies):
Name, address, your telephone number and that of the planner, location of the property; - Building description form(3 copies);
- Official site plan (3 copies)
to be obtained from the Simmern Surveying and Land Registry Office; must be up to date;
the specific location of the building to be erected must be marked by your planner; - Construction drawings (3 copies)
Floor plan drawings, views, sections, representation of drainage systems, representation of the elevations of the natural terrain and the road level; - Calculations (3 copies):
Floor area ratio, floor area ratio, gross cubic capacity, proof of full storeys,
floor height of the first floor, calculation of living space and usable area; - Statistical survey form:
available from your planner/architect/design author.
You can also submitbuilding permits for commercial projects or projects that no longer fall under our jurisdiction to us (please always submit at least 4 copies). We will forward 3 copies immediately and the 4th copy to the Rhine-Hunsrück district administration in Simmern after obtaining the consent/agreement of the municipality.
